The building application for the conversion of a vacant concession area of 670 square metres and a further ancillary area for a fitness studio for the Clever-Fit franchise fitness chain was submitted in May 2021. Approval was granted in December 2021, and although coronavirus delayed the conversion (including the construction of a new roof) somewhat, Clever-Fit was able to open in October 2022.

With the renovation, the MERKUR GROUP has succeeded in sustainably upgrading the property and achieving a successful tenant mix (amusement arcade, student flats and fitness studio). An enrichment for our company.

The interior design of the office building impresses with its modern spatial planning in the form of open-plan working environments. Depending on the individual requirements of the users, there are open-designed workplaces and meeting areas with and without corridor partitions, rooms for concentration work or sensitive meetings, as well as some classic office spaces. Special lighting concepts with light-dark transitions, shadow cones or lighting effects create a friendly ambience. Pleasant acoustics are achieved by utilising appropriate sound insulation measures.

The façade design of the planned building blends in harmoniously with the existing buildings and fulfils the company's constantly growing space requirements at its main office in Espelkamp. The continuous growth in many business areas of the MERKUR GROUP requires more space in the company - this is how the idea of creating another office complex at the Espelkamp site came about. The new users of the building are the Human Resources Department of the MERKUR GROUP, which has increased its staff enormously in recent years, as well as the subsidiaries BEIT, the company's IT service provider and MERKUR Immobilien, the Group's property management company.

The conversion of the closed concession areas at our property in Herbrechtingen took place between February and November 2022.

During this time, the existing bowling area was completely renovated and a new catering area was built in the previous three of the six concession areas.

Focus on sustainability: The special feature of this conversion was that sustainability was at the forefront in many areas, particularly by implementing resource-saving materials and the recycling of construction materials from old buildings as well as the consideration of the installation of charging infrastructure.

MERKUR Immobilien supported the extension of the new entrance area during the construction phase as well as the charging infrastructure, the photovoltaic system and the design of the outdoor area.

The former furniture store was purchased in 2020. This location provides a sensible expansion for the property portfolio based on the Group's considerable space requirements.

In addition to the warehouse space, the property also has a newly renovated administrative area of 400 m², currently used by the company service provider MERKUR Service GmbH. The highly frequented traffic location of Industriestrasse means that, the long façade of the property can be ideally utilised as a valuable advertising space for the group's own marketing, in particular personnel marketing.
